Tucked into a wonderful garden with mature fruit trees, lawns and lovely mountain views, we feel lucky to represent this special and unique property. Stone built, the exterior is a dream of country living, one of the prettiest properties we’ve seen in a month of Sundays.

Although a hamlet property, it is only a few minutes from Puivert – a bustling little village with a shop / restaurant / bars and a lake, that in summer is a joy to laze by. You only need to roll over and onto the terrace of the restaurant that sits lakeside and hosts the most wonderful night markets!

The interior lives up to the exterior – unusual in that it has huge arched windows, flooding rooms with light, and attractive beyond belief. The views are amazing – looking out over the forested hills that, at this time of year, turn wonderful colours – golds, reds, umbers – Jennifer claims that New England has even better colours – but I’ve always suspected a bit of bias as I really can’t see how anything could be more beautiful than this. The air is crystal clear and the colours almost glow in the sunshine.

The property could do with a bit of updating and has been priced to recognise this. Jennifer and I both felt that we would probably pinch the garage to the side of the property and turn it into a magical “country ” dining kitchen – so much land that a carport or another garage could be added easily. Equally, the gorgeous room with the generously arched windows could spill happily onto a terrace in all but the coldest part of the year.

For the coldest times there is a vast open fire, pillars to either side, which will take seriously large logs – very manorial – and must give off an equally large amount of heat. Behind this, tucked away in the downstairs hall, is a secondary heating system that was, frankly, utterly beyond us. It may be brilliant, but we both thought that it would be a good idea to have it explained and serviced or replaced entirely by one of the super efficient new ones as the venting is all in place to heat the 4 bedrooms.

At the moment the entrance is via the garage or quite out of the way to the side – again, Jennifer and I both felt that ideally, it would be good to swap it to the middle of the property – a far more elegant solution that would provide generous “Coats , boots and hats space ” This is a very gracious property – beautiful proportions enhanced by the generous windows taking advantage of the views from every room. All the room sizes are large and, at ground floor, flow into one another – almost open plan living, but with the ability to close doors if required. Hard details – 4 bedrooms, 2 bathing rooms and a ground floor additional toilet. Attached garage to nick for more space with a room above it to utilize fully or to open to the ceiling.

This really is ” Location, location, location ” a very sought after hamlet, with a wealth of history. Ideal for either a year round home or equally the most stunning holiday home, we suspect that, were you to make it rentable when not using it yourself, it could also provide a very healthy income stream.
